David: So this weekend I got in my car and opened up the deal machine app and started driving for dollars, cuz I was bored, around my neighborhood and I noticed that a lot of the tracks, it traces the tracks, right? and usually it's green but I noticed that a lot of the tracks in my area were yellow so I started diving deeper and it's cool because if it's 0 to 6 months, it stays green, if it's 6 months to 12 months, it goes yellow and if it's 12 to 18 months, it turns another color which I haven't got that far yet though.

Mike: Yeah, you're talking about the app itself, right?

David: Yeah, in the app while you're driving, it traces your route.

Mike: Yeah, you can turn that feature on and off but yeah.

David: Of course, yeah but why would you want it off?

Mike: I don't know.

David: Actually, you have to pay more for it too but whatever, it's worth it.

Mike: Yeah.

David: Why would you want that off? You're not driving the same neighborhood twice or your team. It's really, I think more for team collaboration.

Mike: 100%, well.

David: Either way.

Mike: Well, so you remember honestly.

David: Yeah, that's the thing.

Mike: If you're driving around all day, it's easy to forget.

David: All over random neighborhoods, but anyway, the photo, I'll show you, I got it pulled up right here, was really cool because I was like, holy cow that's amazing.

Mike: That is amazing.

David: Isn't that amazing?

Mike: Yeah.

David: And it showed me- so I'm not going to hit those again, but maybe after 12 months, it's worth driving around again in those areas or even 18 months.

Mike: No, it is.

David: But not for 6, that's too soon.

Mike: I would say 6 and 12, maybe too soon because- you just never know. It's really tough to tell but with vacant property, so why would you ever go back to the same one? Well because a vacant property isn't necessarily vacant forever or vice versa, a lived-in property isn't lived in forever.

David: Forever, right.

Mike: So, these properties become vacant so that's why again, hitting the same area isn't 100% foolish after 6 months or 12 months.

David: No, not at all.

Mike: But a month later, you don't wanna do it.

David: I still think it's better to hit something you've never hit over going back, just because if you don't know, you don't know you may come across a diamond in the rough so on so forth.

Mike: Well, it's easier to spot- maybe I'm crazy but I feel like it's easier to spot properties that have been vacant longer.

David: Right.

Mike: There's just more signs when a properties been vacant longer.

David: It's more, it's not just tall grass, its roof, it's gutters, it's tall grass-

Mike: Exactly, it's a gutter falling down.

David: It's a broken-down cars, a broken window, yeah. There's lots of signs. Absolutely. But I thought it was really neat.

Mike: That is neat.

David: That it did the color coding because like wow, this is really cool that it shows me where you know, where I had been and how long ago, so I thought that was kind of cool. Well, guess where that picture is still?

David: Still in your phone.

Mike: It's still in my phone. I haven't done anything with it.

David: Right.

Mike: So again, the old way works guys. It is- you do not need this app but if you want to be successful-

David: You should get it.

Mike: You probably need the app because quite frankly it just, it makes it a hundred times easier for you to be successful, so why get in your own way? Check it out. That's all I've really got and I'm going to go find my password and make sure that I get this property entered right now because it just made me think of it cuz we're talking about it.

David: So, I'm super stoked to see the color coordinating and I'd like to get me and you at a minimum, if not me, you, Megan, or me, you, Travis up into like where we have a lot of our rentals like in Florissant and Hazelwood, and if we're all three up there for an hour or two at a time once a week, we can-

Mike: Dude, we can canvas the whole areas.

David: We can dominate that map and it's gonna be really cool, so we should actually- we should start doing that, but either way I just want to do a short episode real quick here just to talk about how awesome that feature is like that one feature was what I thought was worth mentioning.

Mike: Awesome, yeah.

David: And I showed you the picture, but its color coordinated so you can see where you were at and when and yeah, like you said Mike, if you're not using it, the odds of you getting either mail to those people or keeping track of who needs to be mailed or skip traced and called or texted or whatever, it won't happen.

Mike: Did we talk about what driving for dollars is? I always like to just make sure we go all the way back for our beginning listeners.

David: I mean, I'm sure there's an episode or two on it but let's just quickly-

Mike: 2 seconds.

David: Yeah, go for it. You got it.

Mike: So, what is driving for dollars guys? We're wholesalers, right> Our objective is to find deals on properties or discount properties hence discount property investors. So, what do you do when you're driving for dollars? You're driving around, you're looking for distressed properties or vacant properties so then, once you find a distressed property or a vacant property, you have to then go to your county records website, figure out who owns the property, figure out where they live because it's probably a vacant properties, they probably don't live at that address then you have to try to contact that person. So, all these steps are required to drive for dollars and to be successful in finding the owner or seller of the property. The app basically does almost all of it for you except for the driving part. You literally just kinda drive around and tap on it and it puts the address, compiles it. It can mail to them, it can- it skip traces them, finds them, mails to them, all that stuff for you so it's just way way faster, way way easier and that's again, that's basically what driving for dollars is.
