Over the last six years, however, I’ve purchased around 600–700 properties without paying retail once. The secret? Wholesaling. By focusing on finding off-market deals and buying at 60–70 cents on the dollar, I’ve built in equity from the start, making every exit strategy more profitable.
Why Buying at Retail Doesn’t Work
When you pay full retail for a property, your options for adding value are limited. You might renovate the property, but if you’re starting at market price, it’s tough to generate significant profit. However, when you buy at a discount, you create instant equity. For example:
- Retail Purchase: Buy a $100,000 property for $97,000, renovate it, and hope to sell for a small profit.
- Wholesale Deal: Buy that same property for $60,000–$70,000, renovate it, and sell for a much larger profit due to the built-in equity.
By learning to find distressed properties or motivated sellers who need to sell (not just want to), you unlock opportunities to profit in ways that retail buyers can’t.
