Are you making the calls?

Real Estate Investing is a phone heavy business. You can pay for warm leads and bigger forms of marketing, but at the end of the day even with those warm leads you’re gonna have to get on the phone with sellers, make offers, and set up appointments.

You cannot be phone shy or people shy if you wanna be highly successful in this business. To win at the highest level, you gotta make a ton of phone calls everyday. Set up a follow up schedule with all of your warm leads and keep at it!

We use a system called Resimpli that tracks all of our leads, no matter where they come from in our software. Any phone call we receive from any of our marketing funnels, it shows us where the phone call came from and attaches and address if it can.

If it came from a post card or a bandit sign, it obviously isn’t able to track that, but it saves them as a contact in our system and we can mark them based on where they are in the sales cycle: New lead, contact made, warm lead, offer made, long term follow up, dead lead, etc.

If you’re low on capital and can’t afford to set up a lead system like Resimpli, I highly recommend keeping track of all of your leads in a spreadsheet until you can, and setting reminders or setting specific time slots in your calendar for when you should follow back up again with each individual lead, because the timing’s gonna be different with each lead.

Some people you can follow up everyday with, some people you want to be more careful with and follow up once a week so they don’t get too annoyed, and some people who’ve expressed no interest right now, but will be in the near future, set a time to follow up with them in 6 months. It all depends on their situation.

Over 90% of our business comes from multiple touches, and constant follow up. We rarely do deals in just one phone call. Real Estate is a high ticket investment and most people typically need some time to sort things out before they’re comfortable selling even if they are motivated.
