Be real and be willing to work

Networking is gonna be one of the most important skill sets that you’re gonna have to develop if you wanna kill it in real estate at a high level.

Most people are terrible at it. It’s a lot like sales. A lot of people think they’re good at it, but most aren't prepared, they don't know what the hell they're doing, and they just come across as unprofessional.

It’s not as simple as just listening to people and asking a lot of questions. At a high level there are so many aspects to it that you have to get right.

They need to like you. They need to respect you. They need to know that you’re hard working. You need to come across as real and down to earth.

People are very rarely just gonna bring you good deals. You have to build relationships with winners and prove that you yourself are a winner.

You have to prove that you are valuable and that you will reciprocate the same or greater value to them in the future.

You should show people that you are doing deals and that they could potentially do deals with you when it makes sense.

You have to show people that you’re consistent and are willing to work your ass off and that you can MAKE THINGS HAPPEN. That’s what’s gonna make them trust you more than anything.

And you also have to be relentless about staying in touch with people because they will forget about you.

I’d say about ⅓ of my deals come from my network. And the reason that is, is because I am constantly putting myself out there and reminding people of who I am and what I’m about.

I keep myself at the top of people’s minds as best as I can whether they like it or not. And the moment they find a deal, I’m naturally gonna be one of the first people they think of partnering with if they need a partner.

I also will consistently reach out to people within my network to check in on them and maintain the relationship so that I stay in their circle.

Being real and being willing to work your ass off applies to just about every aspect of this business. You need to display this with sellers, buyers, partners, private lenders, contractors, EVERYONE.

Your reputation matters and your reputation should be that people like you and that you are a WINNER.

To be a winner you need to get results. And to get results you need to work your ass off everyday.

Networking hacks to win more deals
If you’re newer to wholesaling and you wanna be successful, you can’t be afraid to reach out to flippers and landlords. If you don’t know any yet, go to local REIA (Real Estate Investors Association) meetings a couple times a month. Also reach out to people over facebook, cold call people that advertise themselves as cash buyers online, and make posts letting people know you’re looking for ...
Get properties under contract!
If you don’t get properties under contract, you have no inventory and without inventory, making money wholesaling is impossible. Hesitation leads to missed opportunities. Getting more properties under contract increases your chances of doing deals and there’s little to no downside to it. When you’re generating leads and you find a property that could be a deal, even if the numbers feel ti...
Quality lists matter
No matter what form of marketing activity you’re doing, whether you’re making calls, sending direct mail, email or sms blasting, door knocking, etc. It’s really important that you target prospects that show some sort of indicator of motivation. Why is this so important? Why can’t you just call on any random homeowner? Because it’s expensive and time consuming with a very low return on inv...
