How to network in Real Estate

Connect

Real Estate is a team game. It is not a game that you should play by yourself. To be highly successful in real estate, there are so many people involved that you have to be able to make good connections with to make big projects happen.

Even if you’re just finding deals for investors, you need to make connections with cash buyers so you have lots of people you can sell your deals to. The more options you have the better.

I highly recommend you attend as many networking events as you can in your area and MAKE FRIENDS. Make friends with lenders, make friends with contractors, make friends with other investors, agents, etc. Shake their hands, show genuine interest in their lives, and be selfless.

Even if you don’t feel like you’ll ever partner or work with some of the people you’ll meet, say it’s a big commercial lender or contractor for example: You never know what your future’s gonna look like. You might end up doing deals in that space in the future. Or at least by having connections with those people, you can bring them referral business and they can bring you business, it’s a win-win, so make connections either way.

If you’re doing everything virtually, it’s harder, but you can still make it work. Join real estate Facebook groups for areas that you’re trying to do deals in. Don’t be afraid to make posts and market yourself within these groups. Take the time to put together a massive spreadsheet of cash buyers in that area. And reach out to these people. Send them a DM, a cold email, or try cold calling them if you can find their number.

Also join Real Estate Skool! Inside we’ve got 213 dedicated members who are serious about success and are looking for partnership opportunities with the right people. But in order for partnerships to work, you have to be willing to put in the work and bring food to the table. Give, give, give, and then ask! Nobody wants to work and partner with people who are just in it for themselves.

Inside Real Estate Skool we do 3 coaching calls every week to go over all your deals, strategies, and questions LIVE. We offer 24/7 guidance for any of your real estate questions and/or needs, in our team group chat. By joining you’ll also get free access to our brand new software Discount Property Leads. DPL provides some of most accurate data out there for skip tracing. So you can get in contact with any homeowner in country, call them and make them offers. It also allows you to sort through properties that are more likely to be motivated sellers by targeting properties that have been marked as vacant, absentee owners, tired landlords, out of state owners, preforclosures, and more!

Networking hacks to win more deals
If you’re newer to wholesaling and you wanna be successful, you can’t be afraid to reach out to flippers and landlords. If you don’t know any yet, go to local REIA (Real Estate Investors Association) meetings a couple times a month. Also reach out to people over facebook, cold call people that advertise themselves as cash buyers online, and make posts letting people know you’re looking for ...
Get properties under contract!
If you don’t get properties under contract, you have no inventory and without inventory, making money wholesaling is impossible. Hesitation leads to missed opportunities. Getting more properties under contract increases your chances of doing deals and there’s little to no downside to it. When you’re generating leads and you find a property that could be a deal, even if the numbers feel ti...
Quality lists matter
No matter what form of marketing activity you’re doing, whether you’re making calls, sending direct mail, email or sms blasting, door knocking, etc. It’s really important that you target prospects that show some sort of indicator of motivation. Why is this so important? Why can’t you just call on any random homeowner? Because it’s expensive and time consuming with a very low return on inv...
